Terms of Service

These terms govern your use of jobepropco.co.za (the "Site") operated by Jobe Propco("we", "us", "our"). By using the Site you agree to these terms.

1. What this site is

The Site provides information about Jobe Propco's seven residential phases, the two guesthouses, the Lifestyle Corner commercial precinct, and a tenant portal for existing residents. It lets you enquire about availability, request a viewing, and (for existing tenants) pay rent and log maintenance requests.

The Site is not a substitute for a written rental agreement. Any tenancy at Jobe Propco starts when a written occupancy arrangement is signed in person at our office.

2. Information accuracy

We do our best to keep unit availability, pricing, and amenity information current. However:

  • Availability shown on the site is an estimate and is subject to in-person confirmation.
  • Prices may change. The price stated at the time of your signed agreement is the binding price.
  • Photos illustrate finishes and the precinct — individual units may differ in minor ways.
  • External links (e.g., Webafrica for fibre signup) are operated by third parties; we're not responsible for their content or services.

3. Booking a viewing

Viewing requests made via the calendar widget or WhatsApp are non-binding indications of interest. We'll confirm your slot by WhatsApp or call. You may cancel or reschedule at any time without charge.

4. Holding deposits and reservations

If you pay a holding deposit (online or in person) to reserve a unit:

  • The hold is valid for the period agreed at the time of payment (typically 48–72 hours).
  • The deposit is refundable in full if you decide not to proceed within the hold period.
  • If you sign the occupancy agreement, the holding deposit is applied to your first month's rent or returned, per your choice.

5. Payments

Payments are processed by PayFast, an authorised South African payment service provider. PayFast's own terms apply to the payment transaction itself. We do not store full card numbers on our systems.

6. Tenant portal

If you are a Jobe Propco tenant with portal access:

  • Keep your login credentials confidential. Do not share them.
  • Notify us immediately if you suspect your account has been compromised.
  • Information shown in the portal (rent due dates, maintenance status) is correct to the best of our knowledge but is not a substitute for written rental records.

7. Acceptable use

Don't use the Site to do illegal things, attempt to break it, scrape it at scale, or submit false enquiries. We may block users who do.

8. Intellectual property

All content on the Site (photos, videos, copy, design) is owned by Jobe Propco or used with permission. You may share links to pages, but please don't copy our photos or copy for use elsewhere without asking.

9. Limitation of liability

The Site is provided "as is". We're not liable for indirect, incidental, or consequential losses arising from your use of the Site (e.g., a missed booking opportunity because the Site was offline). For the avoidance of doubt, nothing in these terms limits any rights you have under the Consumer Protection Act, 2008 or other South African law.

10. Privacy

How we handle your personal information is set out in our Privacy Policy.

11. Governing law

These terms are governed by the laws of the Republic of South Africa. Any disputes will be settled in a South African court of competent jurisdiction.

12. Changes

We may update these terms. Material changes will be announced on this page. Your continued use of the Site after a change means you accept the new terms.
